Eagle Community Association Managers take pride in providing high quality facilities management, property insurance guidance, and professional document mitigation. Those duties include:
Maintenance Management
- Properties and buildings that are properly maintained help prevent accidents, promoting the safety of members, residents, guests, employees, and vendors.
- We manage routine maintenance such as landscaping, roof repairs, painting, and janitorial cleaning to ensure vendors and contractors meet and exceed community expectations.
- We ensure periodic and corrective maintenance such as pest control, irrigation repairs, and light replacements, along with responding to member maintenance requests.
- We work closely with Boards of Directors on budget concerns and financial planning for scheduled capital replacements of major components and systems.
- We coordinate and assist in soliciting contracts for needed services with respect to the operation, maintenance, repair, replacement, and preservation of common areas.
- We can provide weekly property updates regarding maintenance, repair, and upgrades.
Inspections and Compliance
- We work closely with the Health Department to ensure pools and spas are properly permitted, equipped, and tested for the health and safety of users.
- We coordinate licensed fire safety companies to inspect alarms, fire sprinklers, and fire extinguishers to maintain municipal, state, and fire safety compliance.
Insurance and Liability Coverage
- We assist Boards with gathering quotes and annual renewals from insurance agencies.
- We maintain appropriate records of all insurance coverage carried by the Association, including current policy information, certificates of insurance, and procurement of loss runs.
- We retain and engage agents for the Association such as attorneys, accountants, insurance brokers, and other expert professionals.
Governing Documents
- Our Community Association Mangers are knowledgeable of Florida state statute pertaining to community associations.
- We notify Boards of Directors of all infractions and coordinate with Boards on the enforcement of the governing documents.
- We ensure compliance with rules and regulations and the governing documents by notifying owners of violations and work with owners to quickly cure violations.
Attend Meetings
- We attend Board of Director, budget, and annual meetings.
- We process all annual and special member meeting mailings and track member approvals and votes.
- We professionally prepare meeting agendas, notices, and minutes.
